How To Immediately Triple Your Flipping Real Estate Investing BusinessI'd like to share with you a little strategy that I stumbled on that immediately tripled the number of flipping real estate deals I work with every month. If you have ever heard of the term, "The Fortune is in the Follow Up" then it will make perfect sense to you. I found that it's not so much about following up as much as it's about knowing WHO to follow up with and how to do it effectively.Let's say that I put together 500 postcards/letters and mail them out to find motivated sellers. I can typically expect that out of these 500 people, I will get about 10 calls. However, only 3 or 4 of these callers will actually be highly motivated sellers. It usually works out that only one of these highly motivated sellers will actually fit my criteria that I use to decide if the deal is worth pursuing. Most investors experience similar results and they put all their focus on those one or two people that fit their immediate criteria, while dismissing the rest. But the secret to tripling your flipping real estate pipeline and business lies in those other motivated sellers that most people pass over. Instead of just tossing those names, I create a file for all the motivated sellers who call me (even those that don't fit my criteria) and I then make a separate marketing campaign touching base with them to see if their situation has changed. The truth is a lot can happen in that period of time and the seller that might not have fit your criteria one day can have the perfect deal in a few months. It's all about following up with them and striking when the iron is hot. If you are consistently putting your name in front of these people there is a great chance that they will be happy to work with you instead of someone they have never heard of. Using this technique, I have TRIPLED the amount of deals I close. If you follow up with the right people (motivated sellers) and do it correctly you can also experience the same results.
